We purchased this former office block in Harlow Essex back in 2016. Our plan was to create individually designed apartments for less than £160k. Our team managed this, marketing the lowest at £99,995 to cater for first time buyers and also investors for the buy to let market.
With permitted Development planning there is no groundwork to talk of it really is all about taking the office space and turning it into living space. We have done quite a few of these now and start by stripping everything out. We had over 200 desks, 300 filing cabinets, 400 chairs, 90 photo copiers and lots of other office related items to dispose of before we could even get to work on the conversion.
Once this was done our first job was to strip out the ceilings and floors on each level. We do this to maximise floor to ceiling heights. Once we have everything stripped back we upgrade all walls, ceilings and floors to todays high standard of sound and heat insulation. Once all apartments have been formed individual electrical and plumbing systems are installed.

Every apartment in the building had a camera entry system, sky, broadband, a Brandt German Kitchen with granite worktops and fitted wardrobes. With all bathrooms having floor to ceiling tiling. Our team and contractors worked almost 24/7 on this development to achieve our time programme. And we were delighted to reach our goal on time and on budget.
Our company photographer was on site and documented the work as with many of our developments. In the pictures below you will be able to see the various stages of its transformation into the 83 stunningly presented and individually designed apartments it is today.
